Our People Eden Bay Condominium has been for over a decade a Community of owners of condominium units directly on Eden Bay near Abreu, in the Dominican Republic. Since all our units face Eden Bay, they have superb ocean views. We are a naturist/nudist Community with unit owners whose primary residences are mostly in North America (USA and Canada), but we've also had owners from Europe and Australia.
Our Layout The Condominium presently consists of 126 units in a variety
of styles, but could expand to up to 192. Our units are grouped into two
areas, the Seacliff and the Cove. Our History The Condominium was established according to the laws of the Dominican Republic on November 10, 1994 as the first legal entity on Eden Bay. It was originally called Paradise Beach Resort Condominium, was shortly afterward shortened to Paradise Beach Condominium, and finally, after April 2, 1995, was changed de facto to Eden Bay Condominium.
Our Regulations The Condominium has an annual General Assembly of owners
in October at Eden Bay. Owners participate either in person or by proxy, and
this is the time for the Community to get together to see old friends.
Governing responsibility for the Condominium is in the hands of, in hierarchical
order, the General Assembly, then the Board of Directors, then the Manager.
This is spelled out in the Regulations ("Condo Docs"), which are legally in
Spanish (as is our name: Condominio Eden Bay), but with a parallel version also
maintained in English.
Our Leases Most of our owners lease their units to another entity, Eden
Bay Resort, to be used in their hotel and resort operation. The leases
include a substantial benefit package as well as rental income. |
